Sterling Commercial Capital LLC is a private commercial real estate mortgage lender, providing competitive short-term and select long-term loans directly, which are generally limited to first mortgage liens on the real estate alone.

We target hard-to-finance transactions – loans which are unable to be secured from conventional banks and other lenders due to problems with the real estate, problems with the borrower or principals of borrower, problems with the transaction itself, and any combination. These include owner-occupied, single tenant as well as most multi tenant commercial properties, multifamily, self storage and special purpose. |

Documentation
All loans are full documentation - the principals, the borrowers and the real estate. No "stated" or "no doc" loans.
The various loan programs are listed to the left
We do NOT do the following types of loans:
- Condominium conversions
- Hotels, motels, RV parks
- Single family or other residential home loans.
- Ground-up construction loans (except for churches)
- Development loans
- Residential, subdivision, or any other land loans - Atlantic coast only are possible
- Mezzanine, seconds and equity transactions
- Stated, and low doc loans.
- Rural, agriculture, farming.
Brokering Loans
Due to market conditions, in the event that we are unable to make a quality loan ourselves, or to place a transaction directly with one of our lending sources, we may have the ability to broker the loan to other independent lending sources where we have a relationship. Not as partner, agent or correspondent, but as another intermediary. This will be discussed on a case by case basis and only with the knowledge and approval of the borrower, and/or the borrower's agent/broker/representative,.
