Sterling Commercial Capital is a nationwide commercial real estate mortgage banker. We offer wholesale first mortgage commercial loans as a direct lender.  We also have the flexibility to locate and tailor the right loan product, for the borrower, as a correspondent or agent, through our  Investor network.

We offer conventional long term financing - recourse and non-recourse, for quality borrowers with quality properties.

We also target hard-to-finance transactions – loans which are unable to be secured from conventional lenders due to problems with the real estate, problems with the borrower or principals of borrower, problems with the transaction itself, or any combination. These include owner-occupied, single tenant as well as most multi tenant commercial properties, multifamily, hotels, self storage and special purpose.

We will look at:

  • Debt buy-downs.
  • Fractured condos
  • Completion of construction
  • BK discharge/avoidance
  • Foreclosures
  • Loan/REO Portfolio financing

We do NOT make the following types of loans:

  • New Condominium conversions
  • RV parks
  • Single family or other residential home loans.

  • Mezzanine, seconds and equity transactions
  • Stated, and low doc loans

Income producing commercial real estate properties including self storage facilities, hotels, retail, office, mobile home park, apartments, senior living, light industrial and warehouse. Busted condo deals. Land on a very selective basis. Completion of construction on a partially built project if the project is substantially finished.

Church Loan Rates

70% to 80% Loan to Value and 90% CLTV

5 year fixed 15 year amortization = 4.95% to 7% Available in most areas

5 years fixed 20 year amortization = 4.95% to 7.2% Available in most areas

5 year fixed 25 year amortization = 6.00% to 7.5% Available in most areas

10 year fixed 20 year amortization = 6.7% to 7.25% not available in all parts of the country

15 year fixed loan with no balloon = 6.9% not available in all parts of the country

Our strength is in structuring transactions so they qualify not only for our loan programs, but also become eligible for appropriate conventional long term financing at the end of our specially tailored loans.

Brokering Loans

Due to market conditions, in the event that we are unable to make a quality loan ourselves, or to place a transaction directly with one of our Investors, we may have the ability to broker the loan to other independent lending sources where we have a relationship. Not as partner, agent or correspondent, but as another intermediary. This will be discussed on a case by case basis and only with the knowledge and approval of the borrower, and/or the borrower's agent/broker/representative,.

All loans are full documentation - the principals, the borrowers and the real estate. No "stated" or "no doc" loans.
